How every number is computed
- Value today: what you paid, grown by the FHFA all-transactions house price index for your county (annual, via FRED) from your purchase year to the latest year, then carried to the latest quarter with your state's quarterly index. It's your area's average — your street, remodels and condition aren't in it.
- Your county: your ZIP's main county from the Census 2020 ZIP-to-county file (largest land overlap).
- Payments: principal and interest on a 30-year fixed loan. "Then" uses your rate if you enter it, otherwise the average 30-year rate for your purchase year (Freddie Mac, via FRED). "Today" uses the latest weekly rate on today's estimated value with the same down payment. Taxes and insurance aren't included.
- S&P 500: your down payment in SPY (dividends reinvested) from July 1 of your purchase year. The comparison is price gain only: it ignores mortgage interest, taxes, insurance, upkeep — and the rent you'd have paid instead.
- Inflation: CPI (all items) from your purchase month to the latest month.
